The Lightstone Group is consistently targeting value-add investment opportunities in growing markets with high barriers to entry. In particular, the firm seeks properties that provide it with a competitive advantage that may not be available or obvious to other real estate investors, as well as for properties in distressed situations, preferably those with distressed owners or troubled capital structures. While Lightstone prefers portfolio acquisitions, the firm will also consider large single-property deals. In particular, The Lightstone Group is looking for:
Multifamily
Multifamily properties, including garden and mid-rise apartment complexes, with a minimum of 100 units dating from 1980 and later
Retail
Neighborhood, community, lifestyle or power retail centers with a minimum of 50,000 square feet of rentable space dating from 1980 and later, with strong anchor tenants, strong market demographics and good visibility and access
Hospitality
Full service and limited service properties with a minimum of 100 rooms dating from 1980 and later located in major employment nodes
Industrial
Single- or multi-tenant warehouse/distribution centers with a minimum of 100,000 square feet of rentable space dating from 1980 and later with easy access to transportation and population centers
Office
Low-rise, mid-rise and high-rise office buildings located in major employment nodes with a minimum of 50,000 square feet of rentable space dating from 1990 and later, with access to area amenities, major roadways and mass transit
